A VA loan can remove the required down payment, but many Veterans still worry about closing costs, prepaid expenses, and keeping enough money in reserve after closing. Florida’s Hometown Heroes Housing Program may help eligible military members and Veterans bridge that gap.

What the program is designed to do

Florida Housing Finance Corporation describes Hometown Heroes as a homeownership program that provides down payment and closing cost assistance to eligible, income-qualified buyers purchasing a primary residence. The 2026 eligible-employer materials include military and Veterans service categories. Funding, income limits, loan limits, participating lenders, and eligibility rules can change, so buyers should verify the current terms before relying on assistance.

The assistance is generally structured as a deferred second mortgage rather than free money. That means repayment may be triggered by events such as selling, refinancing, transferring the deed, or no longer occupying the property as a primary residence. Buyers should understand both the immediate benefit and the long-term obligation.

Why the VA and Hometown Heroes combination can be powerful

A VA loan may cover the primary financing without a required down payment. Hometown Heroes assistance may then help with approved closing costs and other eligible cash-to-close needs. Used carefully, the combination can allow a Veteran to preserve emergency reserves instead of draining savings at closing.

 

Questions to ask before making an offer

  • Is Hometown Heroes funding currently available, and has money been reserved for my loan?
  • Does the participating lender have experience combining the program with VA financing?
  • What are the income and purchase-price limits for the county and household?
  • What costs may the assistance cover, and what cash will I still need?
  • What events require repayment of the second mortgage?
  • How would refinancing later affect the assistance?

Do not shop at your maximum approval

Assistance can improve affordability at closing, but it does not reduce every ongoing cost. Your payment must still account for principal, interest, property taxes, homeowners insurance, flood coverage when required, association dues, maintenance, and utilities. In Central Florida, insurance and roof condition can materially change affordability.

Build the plan before the property

Program funds can be limited. Get approved with a participating lender, review the complete payment, and confirm available assistance before falling in love with a home. The strongest strategy connects financing, insurance, inspections, and negotiations from the beginning.
