The VA Loan Advantage in Central Florida: What Veterans Need to Know in 2026
Your VA home loan benefit is one of the most valuable benefits you earned through service, but too many Veterans either do not use it or do not use it strategically. In Central Florida, where buyers now have more choices than they did during the most competitive years of the market, a well-prepared VA buyer can negotiate from a position of strength.
What the VA loan can do
A VA-backed purchase loan may allow an eligible Veteran, service member, or surviving spouse to buy a primary residence with no required down payment. The program also does not require monthly private mortgage insurance. Those two features can preserve cash for inspections, moving expenses, repairs, reserves, or future investments.
Zero down does not mean zero cost. Buyers may still have closing costs, prepaid taxes and insurance, inspection expenses, and a VA funding fee unless they qualify for an exemption. The funding fee may generally be financed into the loan, while other costs must be addressed through buyer funds, credits, or negotiated concessions.
Why preparation matters in Central Florida
The Orlando Regional REALTOR® Association reported a June 2026 median price of $416,308, inventory of 11,924 homes, and an average of 62 days on market. That does not make every neighborhood a buyer’s market, but it creates more room to compare homes, request repairs, and pursue seller contributions than buyers had when inventory was much tighter.
Before touring homes find a REALTOR® that specializes with working with veterans. Look for the Military Relocation Professional (MRP), Florida Military Specialist (FMS), or Gold Key Certification with Military Focus. They can help you complete a full lender preapproval with VA Loan specialist, and review the payment at several price points. Ask the lender to include taxes, homeowners insurance, flood insurance when applicable, homeowners association fees, and the funding fee. The monthly payment, not only the purchase price, should guide your search.
The appraisal is not a home inspection
The VA appraisal helps establish reasonable value and checks whether the property meets VA minimum property requirements. It does not replace an independent home inspection. Central Florida buyers should pay close attention to the roof, electrical system, plumbing, air conditioning, drainage, moisture, permits, insurability, and the home’s wind mitigation features.

My recommendation
Build a Veteran Ready buying team before you find the house. That team should include a VA-experienced lender, a REALTOR® who understands VA contracts and appraisals, a thorough inspector, and an insurance professional who can quote the property early. When the team understands the benefit, a VA offer can be both protected and competitive.
